About The Rossmore Penthouse Condominium
The Rossmore Penthouse is a three-level residence located within an apartment building in Hancock Park, Los Angeles. The interior covers 7,000 square feet and includes four bedrooms and a private roof with a pool. The design is inspired by Art Deco elements. Natural materials and cross laminated timber are used for floors, walls and roofing, creating an open and airy character. A sculptural staircase wraps around an open-sky garden, bringing daylight and outdoor views into the interior. The design joins the historic character of the neighborhood with contemporary interior design.
Art Nesterenko's The Rossmore Penthouse Condominium stands as a distinguished exemplar of contemporary residential design that synthesizes classical architectural vocabularies with decisively modern spatial sensibilities, demonstrating how traditional elements may be reinterpreted through a lens of restrained luxury and biophilic consciousness. The design appears to engage meaningfully with the grand tradition of double-height entertaining spaces while introducing an organic sculptural counterpoint through the ethereal spiral staircase that seems to float through the volume like solidified breath or crystallized movement. One observes particular accomplishment in the calibrated dialogue between the rigorous geometry of the coffered ceiling grid and the fluid curvature of both the arched fenestration and the helical circulation element, suggesting a sophisticated understanding of tension between order and organicism that has animated architectural discourse since antiquity. The material palette demonstrates notable restraint, employing warm-toned timbers, neutral stone, and pristine white surfaces to create an envelope of serene sophistication that allows the integration of living plant material to assume heightened significance as chromatic and textural punctuation. The substantial indoor planting arrangement functions simultaneously as spatial mediator, air purifier, and symbolic connector to the natural world beyond the expansive glazing, inviting contemplation of the relationship between cultivated interior environments and the broader landscape. Technical accomplishment is evident in the seamless integration of the chandelier's clustered glass orbs, which appear to float like captured bubbles or frozen water droplets, introducing an element of delicate wonder into the monumental space. The viewer might consider how this interior proposes a model for dwelling that honors both the desire for grandeur and the contemporary imperative toward environmental connection.

- CLT Technology (Cross Laminated Timber Construction)
Applications for CLT include floors, walls, and roofing. The panels’ ability to resist high racking and compressive forces makes them especially cost-effective for multistory and long-span diaphragm applications. - Design Challenge
- The most challenging aspect of this project was maintaining the historical connection to the surrounding area. Given that the neighborhood was built in an era of Art deco construction materials, the intention to maintain aspects of conventional design was paramount. The process involved paying homage to a neighborhood known for its bygone Hollywood charm; while simultaneously creating a landmark building environment that is visually stunning and sets precedence for a new age of cinematic luxury.

- Research
- Research for the Rossmore project borrowed from the cultural history of its location, known for Hollywood Royalty, as well as the economic history that gives rise to the Art Deco movement - prevalent in the neighborhood. This meant utilizing construction methods that are cost-effective while providing elegant and luxurious details in design. Balancing an intricate interplay of form and function. At its core, the Rossmore is a conventional building with elaborate curved facade ornamentation.
- Inspiration
- The Rossmore is a full-service high-end apartment building that reimagines the intersectionality between contemporary design and art deco charm. Inspired by today's material science, sculptural design, and art scene, the building envelope was developed to follow the guiding principles of Art Deco.
