About Atlas And Pleione Subterranean Luxury Villas
Atlas and Pleione are located on a seafront land plot in the picturesque natural harbor Sivota, on the island of Lefkada, in Greece. It is a complex of two subterranean villas and a subterranean guest house. Atlas Villa is 30 meters from the ocean water, and Pleione Villa is 50 meters away. The minimalistic design of all the villas, the austere architectural lines, the green roves, and the long windows blend functionality, luxury, and sustainability flawlessly. The estate boasts a unique, environmentally friendly design, custom-made interiors, and three vast swimming pools.
VASSILIS SIAFARICAS's Atlas And Pleione Subterranean Luxury Villas emerges from a design tradition that honors the Mediterranean practice of carving habitable sanctuary into dramatic hillside topographies, a spatial strategy with ancient precedent in cliff dwellings, terraced settlements, and the architectural wisdom of building with rather than against challenging terrain, here translated through contemporary materiality, rigorous geometric discipline, and sophisticated integration of indoor and outdoor spatial experience. The compositional achievement of this twilight documentation demonstrates exceptional orchestration of competing visual elements into coherent aesthetic unity: the powerful diagonal thrust of the ascending landscape could overwhelm the architectural intervention, yet the photographer or renderer has calibrated viewpoint, lighting strategy, and chromatic emphasis to establish equipoise between natural landform and built structure, allowing each to amplify rather than diminish the other's presence. The infinity pool serves multiple compositional functions simultaneously, operating as foreground anchor that establishes human scale and luxury program, as chromatic punctuation that introduces saturated blue as chromatic counterpoint to the warm architectural lighting, as reflective surface that captures and doubles illumination effects, and as geometric datum line that emphasizes the precise horizontal terrace carved from sloping terrain, its edge vanishing toward implied distant views beyond the frame. The architectural language speaks clearly of contemporary Mediterranean modernism, employing the region's traditional white-rendered masonry reinterpreted through minimal detailing, expansive glazing that dissolves interior-exterior boundaries, and shade structures that reference vernacular pergola typologies while embracing contemporary material expression and geometric abstraction. The lighting design reveals particularly sophisticated understanding of nocturnal architectural presentation: rather than flooding the composition with uniform illumination, the designer has employed selective emphasis, allowing substantial areas to recede into atmospheric shadow while directing attention through strategic placement of uplighting that reveals landscape structure, interior glow that suggests domestic program and spatial depth, and pool illumination that transforms water into luminous chromatic field. The material palette demonstrates disciplined restraint characteristic of refined contemporary practice, limiting choices to rendered masonry, natural stone, glass, tensile or perforated metal, water, and living vegetation, each material expressing its inherent character without decorative elaboration, the resulting clarity allowing form, proportion, and spatial relationship to communicate without material competition. The relationship between architecture and landscape merits particular attention, as the design appears to acknowledge the hillside's dramatic character as primary site asset rather than challenge to overcome, the building settling into its terraced platform with appropriate modesty while the landscaping strategy employs indigenous vegetation that requires minimal irrigation, tolerates root restriction in retaining wall conditions, and provides visual softness that tempers architectural geometry. One observes how the shade structures introduce a third architectural vocabulary between the rectilinear building mass and the organic landscape, their radiating linear pattern suggesting both natural forms like palm fronds or shell ribbing and technical geometries like tensile fabric stress patterns, this hybrid formal language mediating between natural and constructed realms while providing functional solar control and spatial definition for outdoor living areas. The composition invites contemplation of how contemporary luxury residential design might honor rather than dominate dramatic natural settings, how architectural intervention scaled to human comfort and modern program can achieve visual harmony with landscapes of far greater temporal and physical scale, and how carefully calibrated lighting design transforms architecture from daytime geometric composition into nocturnal luminous presence that suggests sanctuary, warmth, and domestic refuge within the vast darkening landscape. Viewers might consider how this work participates in ongoing architectural conversations regarding sustainable luxury, site-responsive design, indoor-outdoor spatial continuity in temperate climates, and the aesthetic possibilities that emerge when contemporary technical capacity encounters ancient building wisdom regarding terraced construction, microclimate management, and the psychological rewards of elevated prospect combined with protective enclosure.

- Production Technology
- The most significant technique and methodology that needed to be taken under consideration in designing the whole project was the research of developing a subterranean building, on a rocky ground, next to the ocean and having to solve possible insulation issues on the green roves and sideways, ventilation and natural air, natural light and humidity issues while keeping a unique minimal architectural design.
- Design Challenge
- Green roves, Side tunnel, Rocky ground, Incline, Oceanfront
- Project Duration
- The project started December 2019 and finished August 2022.
- Operation Flow
- The people who are the inhabitants of this property consume less energy, they live in a healthy clean environment, and in general, the energy footprint is low as most things are being managed sustainably.
- Research
- The main research that had to be done it was about the subterranean houses design and development. We had to study very well the way the houses should be designed in order to have the right insulation, ventilation and in the meantime to provide the right functionality. We collected data from European isolation experts, we exchanged ideas with companies that participated in Leed and other green developments and we cooperated with certified companies in order to get the best quality materials.
- Inspiration
- The inspiration for this project came from the global necessity to design and develop properties that respect the environment. Our main goal was to design a luxurious and unique residential project that provides healthy and functional living, sustainability, and is environmentally friendly. Unique design, natural materials, subterranean houses that blend with the surroundings, rocky oceanfront plots, and more, were some of the challenges we had to face while designing and developing this project
