About Montemar Residential

Montemar is a residential complex located in Gonio, Georgia, on the Black Sea coast. Montemar comprises three residential blocks of sixteen floors each, placed on a site of 10,000 square meters. The open spaces between the buildings are given to green planting, public squares and communal areas. Parking for 300 vehicles is included. Panoramic apartments with private terraces and jacuzzis face the sea. The facades are clad in embossed aluminum sheet, and their volumetric shapes recall the form of a seashell.

Irakli Emiridze's Montemar Residential engages architectural discourse surrounding biomorphic form-making and the integration of organic geometries within contemporary high-rise residential typology, positioning itself within evolving conversations about how luxury residential development might respond to natural coastal settings through formal language that suggests symbiosis rather than imposition, the design demonstrates sophisticated understanding of vertical living's potential to incorporate substantial outdoor amenity through the spiraling terrace configuration that wraps continuously around each tower's perimeter, ensuring that every residential unit appears to access private exterior space and direct environmental connection regardless of height, this democratization of outdoor access throughout the vertical stack represents a notable programmatic achievement that addresses one of high-rise living's traditional limitations, the most striking formal gesture remains the monumental organic crowning elements that terminate each tower, these sculptural caps functioning simultaneously as structural resolution, environmental shading devices, iconic branding gestures, and biomimetic formal expression, their radiating ribbed undersides suggesting careful study of natural precedents while their dramatic cantilever demonstrates contemporary engineering capacity to realize apparently gravity-defying gestures, the warm metallic finish of both structural cores and crowning elements establishes material continuity and introduces chromatic warmth that distinguishes the towers from the cooler tones of sky and water, creating legible figure-ground separation, the spiral terrace ribbons that articulate the tower facades introduce dynamic rotational energy to otherwise vertical forms and create ever-changing shadow patterns throughout daily solar cycles, these helical bands alternating between solid parapets in earth tones and transparent glazing that captures reflections of the coastal environment, effectively bringing sky and water coloristically into the building's surface, the integration of substantial planting throughout these terrace levels transforms the towers into vertical landscapes or sky gardens, this biophilic strategy offering environmental benefits including carbon sequestration, air quality improvement, thermal modulation, and biodiversity support while simultaneously providing residents with immediate access to vegetation and the psychological benefits associated with green space, the towers' slender proportions relative to their crowning elements create compelling structural drama and suggest confidence in foundation engineering and lateral bracing systems capable of supporting these concentrated loads, the site planning demonstrates equally sophisticated environmental response, with the twin tower configuration preserving view corridors and preventing monolithic massing while the careful landscape choreography creates processional approach sequences through tropical planting that frames and reveals the architecture, the beachfront positioning with orderly amenity furnishing suggests integration of resort programming and acknowledgment of the coastal location as primary experiential asset, the background topography of forested hills creates natural amphitheater that both embraces and contains the development, suggesting sensitivity to existing landform and preservation of environmental context, the rendering or visualization technique employed achieves remarkable photorealistic fidelity with careful attention to material behavior, atmospheric effects, and environmental integration, allowing prospective viewers to comprehend not only architectural form but also experiential qualities of light, reflection, transparency, and spatial relationship, the work invites consideration of how contemporary residential architecture in premium coastal settings might balance iconic architectural ambition with environmental sensitivity, structural innovation with organic form language, density with amenity provision, and vertical living with meaningful outdoor connection, what approaches to biomorphic design vocabulary might effectively bridge built intervention and natural setting while creating architecture of memorable character and genuine environmental responsiveness.

Production Technology
Total site area: 10,000 m2.
Three residential towers: 16 floors each.
Approx. building height: 48–52 m.
Parking capacity: 300 vehicles.
Mixed-use residential complex with panoramic units, private terraces, and integrated landscape/public space system. Designed for coastal climate resistance and optimal sea-view orientation.
Design Challenge
The main challenge was translating seaside identity into a contemporary architectural language while addressing structural, climatic, and urban constraints. Coastal conditions, regulations, and density requirements required balancing aesthetics with performance. The solution was a shell-inspired facade and spatial strategy that integrates environment, function, and iconic design.
Project Duration
The project started in 2024 in Gonio, Georgia, and is currently in development. It is located on Andria Pirveltsodebuli Highway, within a rapidly growing seaside urban zone, designed to become a key residential destination on the Black Sea coast.
Operation Flow
The project is designed around fluid movement between buildings, landscape, and public zones. Residents transition seamlessly from private apartments to shared green areas and plazas. Panoramic units enhance interaction with the sea, while terraces and open spaces create a continuous indoor-outdoor living experience, improving comfort and lifestyle quality.
Research
Applied architectural research aimed at integrating coastal identity into contemporary housing. The methodology included site analysis, climate-responsive design, and parametric modeling. Data was gathered through environmental studies and urban context evaluation. Results led to a biomorphic facade and optimized layouts. The project enhances coastal living standards and contributes to sustainable urban growth.
Inspiration
Architecturally, the project represents a harmonious blend of seaside motifs and modern design elements. The facades facing the sea feature a unique structural element crowned by a terrace overhanging the roof. The aluminum embossed sheet material and volumetric shapes evoke the imagery of a seashell, emphasizing the complex's proximity to the sea.
