About Palm 1890 Hospitality Residence
Palm 1890 is a mixed use coastal development located in Alacati, Izmir. The project combines residential units and boutique hotel functions within a unified architectural composition shaped by the Aegean topography. A carefully stepped massing strategy ensures uninterrupted sea views for all units while supporting privacy and spatial clarity. Planted terraces and water features strengthen the connection between built form and landscape, creating a calm and climate responsive living environment that encourages outdoor continuity and year round usability across the site.
S.A.I.T. Studio's Palm 1890 Hospitality Residence emerges from contemporary architectural discourse surrounding the integration of built form with landscape experience, a thematic territory that has occupied designers working in resort and high-end residential contexts where the boundary between interior sanctuary and exterior natural setting becomes intentionally porous and mutually reinforcing, the work situates itself within traditions of terraced Mediterranean architecture where successive horizontal levels negotiate sloping topography while creating opportunities for outdoor living spaces, garden terraces, and view corridors, yet the design demonstrates distinctly contemporary sensibilities through its material palette of smooth neutral renders, expansive glazing systems, and minimalist detailing that eschews historical ornamentation in favor of geometric clarity and spatial transparency, the compositional achievement of this residence reveals itself most powerfully in the skillful orchestration of horizontal and vertical forces, the predominant stratification of residential levels creating a rhythmic cadence of repetition and variation as each terrace withdraws slightly from the one below, establishing a stepped profile that both responds to functional requirements of outdoor space provision and creates a visually dynamic silhouette that avoids the monotony of purely rectilinear massing, this horizontal emphasis finds dramatic counterpoint in the soaring bronze sculptural element that rises through the central axis, its organic flame-like morphology introducing curvilinear gesture and vertical aspiration that anchors the composition and provides a memorable iconic accent, the integration of landscape architecture demonstrates particular accomplishment, with tropical vegetation deployed not as mere decorative addendum but as essential compositional element that establishes textural contrast, chromatic enrichment, and biophilic connection, the mature palms suggesting both permanence and careful site planning, their placement flanking the central sculpture creating a vegetative frame that enhances rather than competes with the architectural gesture, the chromatic sophistication emerges through a restrained palette dominated by warm neutrals in the beige-to-ivory range, enlivened by the verdant greens of abundant planting and the cool turquoise accents of water features, this color strategy creates harmony and coherence while the strategic introduction of cooler tones prevents monotony and establishes temperature contrast that enhances spatial depth perception, the extensive use of glazing throughout the design speaks to contemporary aspirations toward transparency, visual connection, and the dissolution of traditional barriers between inside and outside, the warm amber glow visible through windows suggesting inhabited warmth and domestic life, a humanizing gesture that transforms what might otherwise read as austere geometry into welcoming residential space, the lighting condition captured appears to be that transitional moment of golden hour when indirect solar radiation bathes surfaces in warm diffused luminosity, shadow contrasts soften, and the atmosphere takes on a dreamlike quality particularly suited to architectural representation, this carefully chosen or created lighting environment enhances material perception while establishing an emotional register of tranquility and refinement, the work invites consideration of how contemporary luxury hospitality design negotiates the complex relationship between privacy and openness, geometric order and organic naturalism, human-made precision and botanical irregularity, creating environments that offer both the security of enclosure and the expansiveness of landscape immersion, how might such carefully orchestrated architectural experiences shape our understanding of dwelling, leisure, and the role of nature within built environments dedicated to rest and restoration.

- Production Technology
- The project was developed through an integrated architectural, interior and landscape design methodology by S.A.I.T. Studio. Terraced structural systems support green roofs and water features in combination with reinforced concrete construction. Natural stone, timber surfaces and high performance glazing were selected to enhance durability, climate responsiveness and visual continuity between indoor and outdoor spaces.
- Design Challenge
- The primary challenge was achieving high density development while guaranteeing uninterrupted sea views for all residential units and hotel rooms. Strict zoning parameters and topographical constraints required a carefully calibrated stepped massing strategy. The challenge was resolved through terrain responsive site planning that optimizes placement, privacy and landscape continuity.
- Project Duration
- The design phase began in May 2025. The project is located in Alacati, Izmir, Turkey and is currently under construction.
- Operation Flow
- The project is designed to provide a smooth and intuitive experience for both residents and hotel guests. Separate yet visually connected circulation paths allow comfortable movement across the complex. Stepped terraces and planted open areas guide circulation naturally while maintaining privacy. The layout supports intuitive orientation while preserving uninterrupted sea views throughout the development.
- Research
- The project explores a contemporary coastal hospitality living model in the Aegean region. The research focuses on optimizing sea view orientation, terraced massing efficiency and landscape integration in high density hospitality developments. Spatial studies, climate analysis and user comfort scenarios informed the final configuration, aiming to balance environmental responsiveness with long term spatial quality.
- Inspiration
- Palm 1890 was inspired by the coastal character of Alacati and the distinctive landscape of the Aegean region. The project reinterprets local coastal living traditions through a contemporary hospitality oriented approach. Architecture, water and greenery are composed to frame uninterrupted sea views, terraced gardens and climate responsive outdoor spaces that support both residential comfort and short stay accommodation.
