About Borgio Verezzi Residential Bulding
Borgio Verezzi is a residential building located in Caxias do Sul, in the south of Brazil. The building has twenty-two floors, with one apartment per floor. Each apartment offers 280 square meters of private area and four suites. The form is a vertical monolith with volumes removed at the corners, where large balconies are placed. The balconies are extended to improve the view and the sunlight on each floor. Ceramic tiles, granite, exposed concrete and double glazing are used on the facades. Energy efficiency and water saving solutions are also applied.
Torres Arquitetos's Borgio Verezzi Residential Building emerges from a distinguished lineage of contemporary tower design that seeks meaningful dialogue between vertical urbanity and the enduring presence of natural materials, the work demonstrating sophisticated understanding of how light, material, and form collaborate to create architecture that resonates with both immediate visual impact and sustained contemplative depth. The facade composition reveals careful consideration of rhythm and proportion, with alternating bands of dark veined stone and illuminated residential spaces creating visual music that ascends the tower's tapered profile, this rhythmic organization recalling the horizontal emphasis found in mid-century modernist precedents while achieving distinctly contemporary expression through material selection and precise detailing. The chromatic strategy proves particularly accomplished, establishing dialogue between the warm cream tones of the base pavilion and the cool sophistication of the tower's dark cladding, while interior illumination introduces amber warmth that suggests human presence and domestic comfort within the architectural framework. Technical merit appears evident in the precision of reveals and shadow lines, the seamless integration of glazing systems, and the careful orchestration of ground lighting that establishes welcoming approach while emphasizing the tower's vertical aspiration. The work invites consideration of how residential architecture might achieve monumental presence while maintaining intimate scale at ground level, how darkness and light might collaborate in facade composition, and how regional material traditions might find expression within contemporary formal vocabularies. - Volumetrically, the structure is constituted of an ample
vertical monolith with suppressed volumes at its corners,
where are located great balconies that end up diminishing the
volume. The balconies are pushed and stretched for better
viewing and sunlight of each plane. - Dimensions & Packaging
- The development consists of a residential building with
twenty-two floors, one apartment per floor. Totaling 280.00 square meters of private area in each apartment, all with four
suites. Social area with
more than 110.00 square meters consisting of an entrance hall, a

- In this building we cherish the quality of products and finishes. For that, ceramic tiles, granites, apparent concrete and double glasses were used in the facades and other areas.
- Design Challenge
- The challenge of this project was make a building that was no obvious product to be launched: all alternatives, to a greater or lesser degree, presented risks and opportunities. This configuration created a vital challenge to be overcome to distinguish itself from the existing market and the products offered by other companies.

- The project it is located in Caxias do Sul, a town in the State of Rio Grande do Sul, in the extreme south of Brazil. The project is currently under construction.
- Operation Flow
- The better result and perform pass by the idea of reduce the environmental impacts, and the building count with some solutions: Energy efficiency, conscious consuption of water, termoacustic confort, discharge correct and recycling.
- Research
- The building reflects a sober and contemporary architecture. The choice for a differentiated residential product has been a conviction of the developer and the architectural firm since its earliest studies. With this, arose the proposal of an authorial architecture that dialogue with the art and with plastic artists of the region. Surprise and daring in every detail, a custom product with originality, was the premise of this project.

- The idea was to make a product that would serve the target audience of the building. People who open themselves to new proposals that value social interaction, are constantly seeking innovation and design value in all the products they consume.

The stretched corner balconies were a pivotal design feature in achieving a balance between social interaction and privacy. By extending the corners, we provided residents with expansive outdoor spaces that promote social interaction while still allowing for privacy. These balconies offer panoramic views without directly overlooking neighboring units, giving a sense of openness while respecting personal boundaries. The design also encourages connection with nature, bringing in sunlight and fresh air while minimizing any sense of exposure.
The monolithic design and suppressed volumes were driven by a desire to create a sense of permanence and solidity. We wanted to craft a building that feels integrated into the landscape and represents a bold but harmonious presence. The architectural voids were not just a stylistic choice—they are carefully positioned to create intimate courtyards, offer natural light to key spaces, and enhance airflow.
When designing for the Brazilian market, particularly in a region like Caxias do Sul, we took into account the local climate, which has cold winters and moderate summers, and cultural elements. We chose materials such as ceramic tiles, granite, and apparent concrete because they resonate with the local vernacular while offering functional benefits like durability and thermal insulation.
The decision to prioritize large communal spaces came from our belief that residential environments should foster a sense of community and well-being. The expansive social areas offer residents a place to come together, whether for formal gatherings or casual relaxation. As urban living evolves, we’re noticing a shift towards larger, more adaptable spaces where people can truly live, not just exist. These areas reflect the desire for connection while still providing enough space to cater to individual preferences and privacy.
Our approach to environmental solutions focused on enhancing energy efficiency and thermal comfort. We worked to integrate passive design strategies that reduce the building’s energy consumption. The use of double-glazed windows helps regulate indoor temperatures by reducing heat loss in the winter and heat gain in the summer. This, combined with natural ventilation and shading, allows residents to maintain a comfortable interior climate year-round, minimizing reliance on mechanical cooling and heating systems. These elements also align with our goal to create a building that responds to its environment in a sustainable way.
When the clients approached us, their request was clear: they wanted something bold and innovative. They weren’t interested in a conventional project, but rather in something that would truly stand out and represent a new direction for residential architecture in Caxias do Sul. From the very beginning, we formed a close partnership with the clients, who were key allies throughout the entire process. This collaboration was crucial in overcoming challenges and ensuring that the project’s vision became a reality. Although the concept was a departure from what was typical in the region, together we were able to present strong arguments about how this innovative proposal would add value both for the residents and for the city. The mutual trust was essential in gaining acceptance and ensuring the project's success.
The dialogue with regional art and local plastic artists was crucial in grounding the project within the culture of Caxias do Sul. We collaborated with local artists to incorporate unique design elements that express the region’s creativity.This cultural integration enriches the living experience, giving residents a constant connection to the local artistic landscape and contributing to a sense of place and identity.
Sustainability was at the forefront of our material selection, and the use of double glazing and energy-efficient materials directly contributes to the building’s environmental performance. The double-glass windows minimize thermal bridges and provide better insulation, improving energy efficiency while also reducing noise pollution. The choice of materials like ceramic and concrete also offers long-term durability and low maintenance, which further supports the building’s sustainable nature. These choices ensure that the residents experience comfort and a reduced ecological footprint.
The decision to feature one apartment per floor was influenced by our desire to provide a truly exclusive living experience. This layout maximizes privacy and offers residents the ultimate in spaciousness and autonomy. Each unit enjoys panoramic views, and the lack of shared walls creates a unique sense of freedom and quiet. This design elevates the concept of luxury living, offering residents a direct connection to their environment without the constraints often found in more conventional apartment layouts.
